	Cabins: All cabins have refrigerator, toaster, coffee maker, microwave, stove/oven, all dishes, glasses, pots/pans, and utensils are stocked in kitchen.  Linens and towels are provided.
	Suites: They are large open and nicely appointed rooms, just remodeled in U.P. North Style with modern furnishings, all new bathrooms, new appliances, flooring, paint and a great view from the new windows.  Full kitchens including electric stove, full sized fridge, built-in Microwave, toaster, coffeemakers.  Extra guests can sleep on rollaway twin beds, or convert the living room to a second bedroom with privacy curtains and use the futon couch.  All units have a private deck, and Cable TV.

	Cabin 5 - Pipe Cabin Bedrooms: 2    Bath: Shower Pics 1,2,3,4,5,6  FLOORPLAN Our favorite rustic cabin, open beam ceilings, marina and river views. One bedroom with full sized bed, plus pullout couch.
	Cabin 6 - Frying Pan Cabin Bedrooms: 2    Bath: Shower PHOTO   FLOORPLAN Tucked away, this cottage has a great front porch and the river practically at your feet. Two bedrooms, each with a full size bed.
	Cabin 7 - Gaffney Cabin Bedrooms: 2    Bath: Shower Pics 1,2,3,4,5  FLOORPLAN A modern “park model” unit with large living room windows overlooking the St. Mary’s river. This is a two bedroom unit, one has a full sized bed, the other a bunk bed. The living room has a pullout couch.

More spacious than the cabins.  This has King sized bed, built-in bunk beds, and a futon couch in the living room. This unit has a full kitchen and bath including fridge, stove and dishwasher, microwave, full sized tub.

	RV Sites 1,2,3  City Water, 20A 120V electric, no sewer (dump station 1/2 mile) self contained RV's only, no tent camping. Nice view of passing freighters, picnic table gazebo and no crowds.

VACATION RENTAL TERMS:  

The following terms apply to all River Bend Resort Cabins, Suites and Rental Properties.  Additional terms may apply to individual properties these will be outlined in the property Vacation Rental Lease Agreement.

Rental Prices: Rental prices listed are based on maximum occupancy allowed in unit.    Occasionally we run rate specials, and/or off-season rates please call or see the website for these deals.

Pets: Pets are allowed at River Bend Resort Cabins, but not allowed in the Suites or at almost all of our managed properties.  Pets must remain leashed when out side, and may not disturb others.  Pets must never be left alone or tied out alone.  There is a $10 cleaning fee for pets.  Please call or email if you have any questions on this policy.

Capacity:  Each unit has a maximum number of guests allowed. This applies to children as well as adults (except infants in cribs). No mobile sleeping units such as campers may be used at cottages without first receiving permission. There are additional per-person charges for occupancy over the advertised limit, this situation must be pre-arranged.

Check-In: Please check-in at our office, located 625 Ontario St, after 2:00 p.m.  For late arrival (after 9pm), please call us so that we can arrange to provide your key.  The office is in our green/white house.

Check-Out:  Check-out shall be at 10:00am.  

Sales Tax: A 6% Michigan sales tax and a 1% U.P. Tourism Association tax will be applied to all nightly & weekly weekly rentals.

Confirming your Reservation: All reservations require a $100 reservation fee payable by credit card, cash or check, at the time the reservation is made.  This fee will be applied to your bill as a deposit, it is non-refundable, non-transferable.   Full Payment for your reserved stay is due at check-in.  Receipt of deposit will be confirmed in writing by mail or email. Cash, Credit Cards, Personal checks and money orders will be accepted as payment. Make Checks Payable To: River Bend Resort 

Balance Due: Remainder of rents and sales tax will be due upon arrival. Credit Cards (MC/Visa), personal checks, cash, or money orders will be accepted.  After check-in, there are no refunds  There are no refunds for early check-outs or cancellations.  (this includes personal tragedies, equipment failures, act's of God, weather conditions, fishing conditions, or for any other reason).  We are a small business, and do not have many rooms, if you want us to reserve a cabin for you, you need to pay for those dates reserved. 

Non-Sufficient Funds: A service charge of $25.00 will be charged for any NSF check, regardless of reason. 

Furnishings and Equipment: All managed properties are privately owned, individually furnished and are equipped for guests. Items supplied but not limited to, include: pots, pans, dishes, glassware, flatware, toaster, coffee pot, pillows, blankets, and spreads. Bed linens, towels and paper products are supplied also, if you need additional supplies please stop by the office.  

Cleaning, Damage, or Loss: Please treat your rented property with the GREATEST RESPECT. It is privately owned and loved by its owners, who welcome quests, and hope who love it as they do. If there is a problem due to malfunctioning equipment, please report it immediately - do not leave your report until check-out, for that will affect the next guests. We will do our utmost to rectify and/or repair malfunctions. We stress preventive maintenance with all of our service companies and owners alike. Upon departure, leave the cottage ready for housekeeping to clean for the next guests or owners. BE SURE THAT ALL DISHES AND EQUIPMENT ARE THOROUGHLY CLEAN BEFORE PUTTING INSIDE DRAWERS OR CABINETS. We greatly prefer the honor system over the necessity of administrating security deposits.

NO Smoking: All units are now NON-SMOKING.   If you must participate in this nasty habit, do so outdoors.  An additional cleaning fee of $50 will be added to your bill if evidence of smoking is found in the rental unit. 

Fish Cleaning: Please clean all fish at the DeTour Village Public Fish Cleaning Station located next to the Water Tower.  This station's operation is supported by River Bend Resort, use it! 

Vehicle Parking: Parking is provided for 2 vehicles, or vehicle/trailer combination.  Please inquire about additional parking.  There is NO SLEEPING/CAMPING  in vehicles parked on managed properties.  

Trash Removal: Please bag trash and use trash can or the River Bend Resort dumpster provided.  Some items such as newspaper, plastic, tin cans, or glass can be recycled.  Please bag these in separate containers for recycling.
